Richmond is smaller and grows more steadily than some of its Fort Bend County neighbors — around 13,300 residents and 4,760 households, up about 14% since 2020. But \”Richmond\” on an HVAC service call often actually means one of the large master-planned communities that carry a Richmond mailing address without being inside the historic city core, like Aliana and Harvest Green. Those communities are considerably larger and newer than old Richmond itself, and they drive most of our call volume in the area.
Two Very Different Housing Stocks
Historic Richmond, near the Fort Bend County courthouse, has older homes with equipment and ductwork that’s frequently original or once-replaced. Aliana and Harvest Green, by contrast, are newer developments with modern systems still largely under warranty, but ones we see needing airflow balancing and maintenance sooner than owners expect given the humidity and system runtime in this part of Fort Bend County.
