Pearland is the third-largest city in the greater Houston metro, with a city-limits population of roughly 130,000 (about 160,000 including the extended service area) spread across more than 44,000 households. About 83% of the city is residential, organized around large master-planned communities including Shadow Creek Ranch, Southdown, Silverlake, Sunrise Lakes, and Southern Trails, plus unincorporated pockets like Country Place. That residential density, combined with a long, humid cooling season, makes Pearland one of our busiest service areas for both repair calls and maintenance plans.
Humidity Is the Real Enemy Here
Pearland’s combination of high humidity and heavy AC runtime (often 8+ months a year) accelerates coil corrosion, condensate drain clogs, and mold growth in ductwork faster than in drier parts of Texas. We see more condensate-related service calls here than almost anywhere else in our coverage area, which is exactly why we push maintenance plans harder in Pearland — catching a slow drain clog in spring is a lot cheaper than an emergency call after a ceiling leak in July.
Master-Planned Community Coverage
Shadow Creek Ranch and Southdown in particular have a large share of homes built in the 2000s-2010s that are now hitting the age where original AC equipment starts needing real decisions, not just tune-ups.
